Rental Property Agreements - Know The Basics

Understanding the basics of rental property agreements will go a long way toward reducing the stress of planning a family vacation. A general understanding of what the agreement provides and does not provide should be sufficient for most situations. Owners and managers of some properties will be more open about the details of the agreement while others may not provide information or explain the fine print unless the renter demands it. But it is always better to have too much information, rather than not enough whether you’re renting a codo in Nepal or a villa in Costa Blanca.

Experienced travelers who use rental properties on a regular basis will emphasize that the agreement is usually not as complicated as some would like to make it. In fact, the special words that apply to rental properties and the “legalese” included in many contracts is easily understandable to most vacationers. It may take a little time to become familiar with the document but this will be time well spent. Getting the stress of signing an agreement out of the way is important, certainly, but not so important that it should be rushed.

As you read the document, remember to read everything, even the fine print. Even if the details are not understood immediately, the general knowledge derived from the reading could be helpful later. In many cases there are really two documents or sets of documents. These agreements usually include a contract that sets out the price and how long you will stay. This contract also spells out how damages and loss will be handled, if something occurs during the time you are occupying the property. Tip: Be sure to clear up any doubts or questions about additional fees.

One key item in the contract that should never be left in doubt is the cancellation clause. Many rental properties contracts allow the individual or group to cancel the reservation up to a certain time before the schedule day of arrival. Usually this is 24 hours or 48 hours, depending on the needs and wants of the owner or manager. This is important information to have in case an emergency prevents the family or group from making the trip. Other items listed in the basic rental contract might be: check out times, check in times, features included in the price etc.

A second document that renters may encounter is the user agreement, which spells out additional details on how you can use the property and what the signer may be responsible for. If there are clauses covering specific damages and clean up, this is where you might find them. For those who want details about group and community activities, additional amenities and added services, the user agreement will often be the placed to look.

While the vast majority of property owners, managers and renters will come to agreeable terms without a second reference to the contracts and agreements, it would be wise to make sure that “everything” is in place before money changes hands or signatures go on the dotted line.

Loincloths and Tenderizing at a Budapest Spa

The Gellert Hotel Spa is renowned as the ultimate spa destination in Hungary. Heres a first hand account of the Gellert experience.

Gellert Hotel Spa

While in Budapest, everyone kept saying I hadnt experience Hungary until I had a spa. According to my newfound friends, a spa meant the Gellert Hotel Spa.

Being a macho American male, I dragged an American girl I met on the train with me to the spa. The purported purpose, of course, was chivalry and introducing her to an experience she would never forget. After paying $2 each, my bluff was called. Women and men were separated for the treatments. I was alone and didnt speak a word of the language!

Once separated, I was sent into a large room with what appeared to be a few hundred dressing rooms. An attendant looked up from a desk, said something in Hungarian, slapped a piece of cloth in my hand and pointed to a dressing room.

In the dressing room, I prepared to change only to realize the cloth was no more than a string and a 2 x 2 inch square of cotton. For those anatomically challenged, the string went around your waste and the cloth hung in front. At this point, there was only one thing to do. Chant the traveler mantra, Ah, what the heck. Ill never see any of these people again.

Outside the dressing room, I proceeded to immediately stand around, try to look casual and see what the locals were doing. This was a bit difficult as I was the only person in the room. Eventually a local showed up, changed and headed down a hall. I followed and hoped he didnt notice.

At the end of the hall, we walked through two giant pools. The walls were painted in baroque styles, the steps into the pools were marble and the whole place was impressive. I nearly let my loincloth slide up.

After the pools, we approached a room that looked remarkably more industrial. There was a line out the door and I dutifully joined it behind my guide. After a few moments, we rounded the door and I saw something I did not expect. Eight loincloth clad men like myself were lying on metal tables. Large male masseuses were standing over them. They would slap them about, spray them with garden hoses, slap them about and repeat as necessary. This wasnt the massage I was anticipating, but I sure as heck wasnt getting out of line. That would be to embarrassing!

After a few moments, it was my turn to jump up on a table. My masseuse looked at me and said, Americanski? I nodded. He grinned. And the beating began. A Hungarian/Turkish massage reminded me of the movie Rocky. In Rocky, the lead character pounds on sides of meat to get ready for his fight. In the case of the massage, I was the side of meat. It didnt hurt, but it wasnt exactly relaxing.

After a few moments of tenderizing, I was lifted off the table and sent flying through the air. As time slowly passed, I noted this hadnt happened to any of the men who went before me. I also noted the limestone and marble material used in the walls. Just as I started panicking, I splashed down into a pool to the sound of laughter. While I was trying to decide if I should laugh or be enraged, my body started sending its own signals. I was in a pool of what had to be the coldest water on the planet earth. I am talking Antarctica kind of cold.

Leaping out of the pool, the men in the room gave me a standing ovation accompanied by hunched over, gasping laughter. Now I knew Hungary.

Well, when in Romeerr, Budapest.

Planning A Ski Trip To Keystone Colorado With A Large Group

Planning a winter ski vacation to Keystone can be a lot like making a snowball. You start off small, a couple of friends planning to spend a long weekend on the Keystone ski slopes. Before you know it, your friends girlfriends and/or boyfriends, brothers, sisters, next door neighbors, favorite waitress and milkman are included. Before you hang up your skis and wait for next year, think about all of the positives to traveling with a large group. You wont have to wait for your cousin Ed all day, because more than likely, there will be other beginners in your group. You wont need to kick yourself for forgetting sunscreen because somebody will have some you can borrow. Most important, though, you will be able to save big bucks! Thats right, there is power in numbers. Sometimes it takes a bit of research and being able to ask nicely.

By keeping the following three things in mind, you should be able to use the size of your group to your advantage, and save everybody a few dollars. Who knows, they may want to pull their savings and buy a gift for the person who did all of the planning.

Rule #1: Name a contact person.

Rule #2: Know what you are looking for.

Rule #3: Ask in advance, Ask frequently, and Ask politely

Lets discuss rule number one. If you decide on a contact person for your group, you can be sure you are not duplicating each others work. Even though planning a vacation in the snow is fun, it can also be overwhelming and time consuming. Create a list of tasks, such as lift ticket research, lodging research and airline research and then make one person responsible for each of those categories. If your group is trusting, you can give that person the authority to finalize the sale. If you need more information, schedule a time that the whole group can meet in order to hear about the top options.

Rule number two is very important. If you know exactly what you are looking for and where you can be flexible, you might have some leverage. For example, if your group wants to have a nice fondue dinner and is willing to dine before the crowd, you might be able to get a percentage off. When you know the dates of your travel and how much flexibility your group has on either beginning or end, you might be able to get a great ski lodging discount by fitting perfectly into a block of open nights in a specific unit. Every condo owner wants to have as many nights reserved as possible, and if one condo won’t fit all, you will surely get a discount if you book multiple condos in the same complex. The key with this is PLANNING FAR IN ADVANCE.

Possibly the most important thing to remember is to ask for the discount. If you have 20 people buying lift tickets for 3 days each, call the ticket office and ask if they offer a bulk discount. By selling 60 lift tickets, the resort knows that is the potential for 60 lunches and countless aprs ski drinks being purchased. If they tell you they cant offer a discount, ask what it would take for them to knock just ten percent off of your purchase. When looking for lodging, discuss several options with the property manager.

For example: You have a group of 20 and would be willing to split into 5 condos that sleep four. Ask if there is a discount for renting five units. Or, your group of ten will take a condo that sleeps 16 and one that sleeps four. If never hurts to ask if the property manager will comp a couple of nights in the small condo. As your dates approach, call your contacts and ask about any other ways to save. During the slower times, such as a few weeks after Christmas, the deals may be sweeter in order to get people on the slopes. Above all else, remember your manners. Nobody will go the extra mile to please a whiner!

When you have hammered all of the particulars out, remind your friends and their friends and their milkman that they are responsible for their own gloves, swimsuits, etc. Then relax and look forward to the champagne snow and hot tub under the stars!

Cheri is a long time trip planner and avid snowboarder. Being part of many group vacations, she has taken the lead role in planning and finding deals and discounts. As part owner of SummitCove.com, a comapny that provides Lodging in Keystone Resort Colorado she knows what to look for when it comes to the power of numbers in groups.

Traveling to Nice and the South of France

Nice is in the south of France. The Queen of the French Riviera,

which the French call ” la Cote d’Azur” (AzureCoast or Blue Coast).

It is a wonderful city with lots of charm and character; a mixture of French and Italian cultures where the people are easy-going and friendly even if you don’t speak French.

Although you might think it is a summer resort, you can visit Nice at any time of the year and still have a good time.

If you happen to go in the winter, you will be surprised to see

flowers in their numerous parks and gardens. Nice has a Mediterranean winter, so the temperature stays around 40 to 50 degrees during the coldest months but if you like skiing, ski resorts such as Valberg and Isola 2000 can be reached by car in one or two hours.

If you go in the summer, get ready to share the city with lots

of tourists. The popular streets where most restaurants and cafes are, can get crowded, but they can be a lot of fun if you enjoy people watching; and since most of the streets are closed to traffic, it is not hard to just walk around and enjoy the upbeat atmosphere.

Nice has a major airport and its close location to the city makes getting there a cinch.

Finding a hotel should be easy, since there are plenty of accommodations for all kinds of budgets. The author is a frequent guest of the Meridien Hotel, a 4 star hotel located on the Promenade des Anglais, facing the Bay of Angels (Baie des Anges).

-Things to see in Nice:

-Promenade des Anglais.

The Victorian English residents of the 1800’s provided the funds to build the beautiful boulevard, hence its name.

It is a wide avenue that follows the bay’s coast line and it’s lined with beautiful palm trees and flowers.

-Hotel Negresco.

Beautiful and glamorous, it is located at 37 Promenade des Anglais and if you are not rich enough to stay there, you must go and see it.

-Old Nice.

Winding narrow streets with Italianate buildings painted in earthly colors, describes this old part of the city. You will

enjoy strolling. people watching and quaint little shops full of

charming provencal crafts.

-Marche aux Fleurs.

Located on the Cours Saleya, the flower market is

Open Tuesday through Sunday, 7am-5pm, but if you decide to

go, check with your hotel for the hours of operation. You can also have lunch or dinner there, where a large variety of restaurants set up tables and chairs outside where you can dine in a pleasant and fun atmosphere.

-Marc Chagall Museum.

If you like modern art, you can catch a glimpse of the painter’s most important collection. The hours of operation vary depending on the season so check with your hotel clerk before you go.

Nice is so well located that you can take half-day and full-day

trips either by car or by public transportation.

Easily reached towns by car or public transportation are:

Monaco, Eze, Grasse, St Paul de Vence, Cannes and St Tropez.

-Monaco-

A symbol of glamour and elegance, Monaco sits on a beautiful stretch of the Mediterranean coast. Its most famous town Monte Carlo, has much to offer with its casinos, boutiques and exotic gardens.

Don’t forget to visit the village of Monaco, located high on “the rock” as it is affectionally called by the locals. It is a charming town with shops and cafes and a wonderful view of the sea.

-Eze-

This small medieval village perched on a hill is a must see.

Both tourists and artists flock to Eze during the summer months

because of its picturesque setting and magnificent vues.

If you are staying in Nice, you can make it a half-day trip or just stop there for lunch and continue to Monaco for a full-day trip.

If you are feeling rich, have lunch at the Chevre d’Or. The restaurant offers fine cuisine and breathtaking panoramas. The restaurant is only open for lunch.

-Grasse-

Considered the perfume capital of France Grasse is a small hilly

town with beautiful parks and panoramic views.

I you go to Grasse, you must visit the perfume factories. The

biggest is Parfumerie Fragonard. An English speaking guide will show you the process of extracting the perfume from hundreds of pounds of flower petals.

-St Paul de Vence-

A picture perfect medieval town, sitting on top of a hill, St Paul de Vence has been painted by many artists and photographed by thousands of tourists. It is located 19 miles from Nice.

Enjoy a meal at the famous Colombe d’Or Restaurant or sip a beer at an outdoor cafe while watching a local game of petanque.

-Cannes-

Cannes sits on the shores of La Napoule bay, sorrounded by a backdrop of Mediterranean hills.

While Nice has the Promenade des Anglais, Cannes has la Croisette

Boulevard, an elegant promenade, lined with palm trees and and gardens.

Cannes hosts the famous Cannes Film Festival every year and it is

most favored by celebrities. So if you go, make sure to do a lot of people watching, because you never know…

-St Tropez-

Once a small fishing village, St Tropez is now a summer place for the jet set. Its setting on the southern shore of France, made it

attractive to turn-of-the-century artists who were then followed by writers, poets and eventually movie stars and their fans. It is now internationally famous.

So get your tickets, book your hotel and go to the south of France. I promise you will have an unforgettable experience

The duration of the evening tour is around six hours. The price for the bus tours, per adult, can vary from thirty to sixty dollars. There are other city tours as well, for four hours, and all children are allowed. The Gray Line Tours and others also take the tourists through residential areas.

The itinerary includes stops at the beautiful Bellagio fountains, Masquerade at Rio, Madame Tussauds at the Venetian, Volcano at the Mirage, the Star Trek experience at the Hilton, the adventure dome in Circus Circus, Pirates show at Treasure Island, Airplay at the Tropicana, and finally at the end of the strip lies the over one-thousand-foot Stratosphere Tower.

On these tours, discover the origins of Las Vegas, its history, and its emergence as the fun capital of the world. Hoover Dam tours from Las Vegas are great tourist options. Swimming With Dolphins at Discovery Cove

Ever since I can remember, my love affair with dolphins has always been a restless force inside of me. As a child I was besotted with the intelligence and charm of Flipper in the TV series of the same name. And so, many years later, as an adult, having the opportunity to interact with these creatures one on one was indeed a dream come true.

Quite rightly, dolphins are vigorously protected by many laws which makes

swimming with them in the wild an illegal activity. However, thanks to their

conservation and education programmes throughout the world, Sea World has been

granted special approval by USA government to give visitors to its parks a once in a

lifetime opportunity to play with dolphins up close and personal.

One of the very best of these facilities is Discovery Cove, Florida. Discovery Cove is a

sister park to Sea World, and they are in fact located just across the road from one

another. However, Discovery Cove is an theme park like no other.

With daily admittance numbers strictly monitored, you will have to book well in

advance, because your day at Discovery Cove is an adventure from beginning to

end.

Once inside the park, you will be awed by the sheer scale and beauty of your

surroundings.

Following a brief orientation, and a complimentary photograph, you are supplied

with wet suits, snorkels and masks. Once kitted out, the day is yours to do with as

you please.

You can swim with sting rays and other tropical fish, glide safely alongside real

sharks, feed the exotic birds housed in a stunning free flight aviary, or simply relax

and enjoy the Florida sunshine on pristine sandy beaches.

A tasty lunch is also included in your admission fee, and there is a great selection to

choose from, including vegetarian options.

But without doubt, the highlight of your day will be the dolphin swim itself. For me,

after dreaming of this event for so many years, I was almost breathless with

anticipation, and I am delighted to report that I was not disappointed in any way.

My time spent, swimming and playing with my designated dolphin, named Star

was the most magical experience of my life. I was truly amazed at the connection we

had, and once you have looked close into a dolphins eyes and witnessed for

yourself the intelligence, unique personality and endless sense of fun, your life will

never be the same again.

Almost moved to tears by the sheer wonder of the experience, I have been drawn

back to relive the experience on subsequent trips to Florida, and each time has been

even more magical.

Although Discovery Cove is not suited to everyones pocket, if you want a truly life

changing experience, I cannot recommend this adventure enough.

Autumn in Del Mar is the Best Time to Vacation

Most people associate the beach with summer, and Southern California’s coastal gem, Del Mar, is no exception. Summer is when the crowds come: school’s out, the Del Mar Fair starts in mid-June and shortly after the fair ends, the horses run at the world-famous Del Mar Racetrack. The thoroughbred horse racing season begins in mid July and goes through early September.

The hotels and motels are sold out, beach rentals are scarce and expensive, the restaurants have one hour-plus waits, and the beach and roads are crowded. There is a bit of a hectic pace during the summer in this normally laid back town, located just north of La Jolla.

However, the locals are patient. They know that after the race track closes, the tourists, students and race fans leave, the town returns to that kicked-back pace. But they also know that some of the best beach weather of the year begins then.

Fall in Del Mar is the perfect time to vacation - whether for a week at a beach rental, or a long, luxurious weekend at one of the many nearby resorts in Del Mar or La Jolla. The days are still long and warm, the water temperature is still in the high low 70’s or high 60’s, and the they have the beach practically to themselves.

Surfers eagerly await the fall because the swells arrive from the south, often generated by storms and hurricanes thousands of miles away. When they arrive, the waves are large and exceptional for surfing.

For the vacationer, beach rentals are a bit easier to find and certainly less pricey, although students from nearby UCSD snap up long term rentals for the school year, if they can afford the pricey Del Mar rents. The hotels and motels have plenty of vacancies and of course the restaurants are eager to show off their cuisine with short waits for tables.

The fall is Del Mar is about the best time for a quiet vacation or a quick getaway.

Getting there is pretty easy. Del Mar is just about 90 minutes south of Los Angeles by car, and about 20 minutes north of San Diego. It is also served by Amtrak and the Coaster, a local rail service from Oceanside to San Diego. San Diego International Airport is also just minutes south.

Resorts such as L’Auberge in Del Mar and The Lodge at Torrey Pines will pamper you in style. Excellent restaurants are minutes away. Jake’s, which is the only Del Mar restaurant on the beach in Del Mar, is one of the favorites. Others include the Pacifica Grill in the Del Mar Plaza on 15th Street, and for a latin cuisine, Epazote’s is nearby.

Speaking of the Plaza, some of the best shopping around can be found here at the center of Del Mar.

JP McDermott spent most of his youth in Del Mar and plans on returning once his daughter is off to college. For more information on vacationing in Del Mar, check out http://www.del-mar-guide.com.
